Manufactured in panels 2400mm nom high using Ex 50 x 100mm studs (38 x 89mm finished) at 600mm max centres and clad with 9mm OSB sheathing.
Breather membrane to BS4016 1966 pre-fixed to panels at works with nylon tape to indicate stud positions.
The breather membrane will be extended at the sides and bottom of panels to form sufficient laps
Apertures in panels have lintels and cripple studs as specified by our engineer.
Manufactured as panels 2400mm nom high using Ex 50 x 100mm studs (38 x 89mm finished) at 600mm max centres with restraining noggins as required. Apertures formed as required with all necessary lintels and cripple studs incorporated in panels.
When walls occur along the central axis of the unit they will be manufactured in 50 x 50 nom. studwork
Some internal panels will be lined with OSB to provide additional stability during transport and siting.
PLASTERBOARD SUPPORTS AND ADDITIONAL STUDS
Additional noggins or studs pre-fixed in panels to provide support for plasterboard at all junctions.
All necessary additional support studs (below trimmers, beams etc) pre-fixed in panels and marked for precise location on site.
Manufactured as external or internal walls to match roof profile.
CHASSIS AND FLOOR
NORMAL DOMESTIC LOADING
The floor will be constructed using a primary chassis (to each half of the structure) comprising Glulam beams which will be pre-drilled for connection on site.
The secondary floor construction will be 22mm Weatherdeck flooring grade chipboard supported by 50 x 150 joists at 600mm max. centres.
Insulation in the floor zone will be provided by Foiltec Double reflective foil insulation
The roof construction will comprise 50mm thick solid timber decking supported by a Glulam composite ridge beam
25 x 50 spacer battens at 600mm centres horizontally to maintain gap between insulation and heat reflective vapour barrier.
38 x 100 composite spacer rafters at 600mm centres to maintain ventilation gap between insulation and underside of roof cladding.
38 x 50 insulation retaining batten at eaves
No roof tiles or tile battens included.
32 x 200 PSE fascia
32 x 150 bargeboard
FIXINGS AND SUNDRY MATERIALS
All necessary nails, bolts, connectors and fixings provided.
PVA adhesive provided for tongues on chipboard floors.
EXTERNAL JOINERY / WINDOWS AND DOORS
High performance Scandinavian Windows and Doors manufactured in laminated Nordic softwood and treated with preservative.
All doors are pre-hung in frames and are fitted high a high security locking system.
All frames are pre-glazed with 24mm Low E argon filled double glazed units with safety glass where necessary.
High performance joinery is factory finished with either paint or stain finish from the manufacturers standard range.
The roof will be insulated with 90mm Celotex (or equal) insulation on a polythene vapour barrier
The external walls will be insulated with 90mm Celotex (or equal) insulation with a polythene vapour barrier
The internal walls will be insulated with Fibreglass for acoustic purposes
The floors will be insulated with a reflective foil membrane
All walls will be lined with 12.5mm plasterboard with a dry lined finish to receive decoration by others
The building will be clad externally with Western Red Cedar shiplap boarding fixed horizontally
The floor will be finished with 18mm thick rustic solid oak flooring
2 no single semi solid core moulded panel doors hung on loose pin butts complete with architraves and satin anodised lever furniture
