STRUCTURAL TIMBER FRAME ENGINEERING DETAIL
• Structural engineering of timber frame panels, floor & roof components.
• Supply of structural calculations for above items.
• Fabrication and construction/erection detail drawings.
STRUCTURAL TIMBER FRAME DETAIL
• Soleplates – Treated CLS, soleplate DPC & soleplate clips.
• External structural panels (incl. gable panels where required) – 38x140mm CLS C16 Protim treated c/w
factory fitted OSB3 sheathing & FS100 breather membrane, stud centres @ nominal 600mm, stud
indicator marking. (Please note that TF panels do NOT include fitted insulation)
• Internal panels – 38x89mm CLS Protim treated, stud centres @ nominal 600mm with extra studs/wind
bracing where required. Non-load-bearing panels include fitted mid height noggins.
• Internal party wall panels (where supplied) – 38x89mm CLS, Protim treated, stud centres @ nominal
600mm, 9mm OSB3 sheathing as per TRADA recommendations. (RSD E-WT-2)
• Head binders – 38×140/38x89mm CLS C16 Protim treated as required.
• Party wall firestop insulation to close areas between abutting dwellings/zones where relevant.
• Spare breather membrane/OSB3 sheathing (site repair kit) & timber for temporary bracing.
• Site fixings for structural frame including soleplate fixings.
• Delivery to site of structural panels, floor package, roof package & ancillary items.
• Issue of NHBC HB353B certificate signed to section C if required.
STRUCTURAL STEEL/TIMBER
• Structural items such as steel beams, engineered timber beams and columns will be specified during the
engineering process. These will be at additional cost unless specifically included in our estimate.
FLOOR PACKAGE DETAIL
• Mitek Posi-Joist engineered metal web floor joist system. (Suitable for RSD E-WT-3 if required)
• Floor package includes blocking, rimboard, strongback, trimmers and hangers.
• Structural decking: various options depending on floor make up requirements:
o 22mm or 18mm chipboard TG4 or 18mm OSB 3 TG2
• Decking will be glued, screwed and taped as required.
ROOF PACKAGE DETAIL
• Engineered pre-fabricated trussed rafters to form structural roof where specified by engineer.
• Loose rafters, purlins and timbers as required.
• Roof package will include suitable bracing as required.
• Sarking or sheathing will be included only if required structurally.
SITE ERECTION DETAIL (assumes Crocodile’s proposed programme of works)
• Check levels of slab/footings prior to soleplate installation.
• Co-ordination of deliveries & offload.
• Install DPC, soleplates, all structural panels, floor package and roof package.
• Check installation/erection quality at regular intervals.
• Site management / client liaison.
• Snagging and sign off.
DOOR AND WINDOW DETAIL
• Not included as a standard item unless specified.
OTHER JOINERY
• Stairs, skirting, architrave etc – Not included as a standard item unless specified.
PLASTERBOARD & INSULATION
• Not included as part of
RSD FLOORING MATERIALS
• Not included as a standard item unless specified.
EXCLUDED ITEMS:
The following are standard exclusions unless specified in your estimate.
• All groundwork, suitable foundations and site preparation.
• Scaffolding (external & internal) required during frame erection process.
• Cranes required during frame erection process.
• On-site mechanical handler – e.g. Telehandler for unloading & general materials movement.
• Fall arrest system (e.g. bean-bags) required during frame erection process.
• Additional steel or engineered timber beams/columns required by engineers.
• Steel support for brickwork or masonry.
• Soffit & fascia – supply or fit
• Plasterboard and/or insulation supply or fit.
• Roof sheathing/sarking
• Roof firrings, battens or felt/membrane
• Floor, wall or roof finishes.
• External cladding or battens
• Plasterboard noggins, pipe boxing and under stair framing.
• Staircase and ancillary items (design, supply or fit)
• Valley linings to cut roof areas.
• Any features attached to external skin (e.g. decks, balconies, porches, parapets)
• Crash decks
• Waste disposal or skip hire. (offcuts/surplus materials to be disposed of by client)
• Site welfare & secure storage facilities.
• Dimensional survey (foundations/slab or any existing structure)
